This is an old Manchester city building with quirky features directly opposite Victoria. Stairs to the rooms only, a separate secure entrance, Pub downstairs. I stayed in a single room for one night, the room has no window but that didn't bother me, I just needed my head down after a gig. The bed was so comfy! I slept better here than I did at a branded hotel in Leeds a couple of nights previously. Yes there are tiny (and I mean tiny) snags in the room but this is not a complaint, just an honest review. I paid £100 less than I would have elsewhere for the eventual opening of the co-op live and I'm so pleased I found it. I'd definitely book again. I can't fault it!

The location is excellent if you need to get to and from Paddington station, it’s a 2 minute walk. Superb. The park across the road is very cute and there are a lot of restaurants around! The host was very nice to offer a portacot for our baby,

The property didn’t feel as homely as the photos. It was very barren and didn’t feel clean. The plates in the cupboard were dirty, as was the cleaning cloth left by the sink. There were marks and chips out of the walls and in the bathroom the hand towel rail and vanity shelf were both damaged and loose. They also don’t provide a bath mat or hand towels (we asked and were told just to use extra towels) and the hot water ran out after one 2 minute shower…!

Great location just a few steps from the Cleveland Way. Very close to the hotel so no need to drive (or walk) for food and drink. Very quiet with nice outside seating in a sun trap. Overall rating excellent, we will definitely book again.

Because we are not familiar with key boxes, we struggled to open it because we didn’t realise there were release buttons ON BOTH SIDES. The box is close to the fence as well so the left button is less obvious. Maybe a reference to this would help in the future. Possibly a meet and greet would have helped us overcome the key problem more quickly.

Perfect location to catch early flight. Had no noise from aircrafts. Room comfortable for a couple of nights (bit small for any longer) staff very friendly and helpful and a wonderful restaurant attached where we had a lovely meal

Outdated interior and some staff very poorly trained. I had a sea view room but the window was so dirty it was hard to appreciate the scenery. Ordered food which arrived with no accoutrements, cutlery napkins etc.
