The price was really fair and the room was clean with a spotless en suite,breakfast was very good value with everything you could think of,very present staff,positioned perfectly for Lytham centre .

The room was above the bar and was a bit noisy but not too late considering it was a Saturday night,it is fine if you don’t need an early night or early rise,it wouldn’t stop us returning as it was really good value and very well positioned in Lytham .

Staff were helpful and friendly. Great location on a quiet, treelined street. Close to Hyde Park and Paddington Station. Breakfast was generous, served by very helpful and friendly kitchen staff.

The water pressure on the shower was very poor and it took a very long time to become hot (so much so I went down to reception to ask them to take a look at it). The mechanism is also very stiff so difficult to switch off - impossible for my daughter. Wifi also poor on our floor - just 2 bars. Had to go down to reception to do anything on the internet such as check into our flights. Noise from street was minimal but we did hear some long, loud telephone conversations from the guest in the room next to us. He was speaking very loud but I suspect there is limited wall insulation. Perhaps useful to remind guests to keep their voices down past a certain time.

The Facilities were brilliant. Room wasn’t too far or up any stairs. Grounds looked lovely. Staff were lovely.

Bed was a little hard for my husband, who has joint problems. Restaurant was a disappointment, had nothing hardly left on the menu, carpet needed cleaning, too much food on the floor under our table to be ignored.

Breakfast was disappointing and expensive for what was left 😕 but think would be much better if you went down earlier then we did.
