This is a lovely hotel in a quiet street but just a short walk from Waverley station, The Playhouse & Princes Street. The room said compact but I thought there was plenty of room compared to some hotels. Lovely high ceiling & a full length window looking onto the quiet street. The bed was comfortable. Plenty of supplies left for hot drinks plus water & snacks. Shower was nice with toiletries supplied. Nearby are a number of cafes, pubs & shops. It's a lovely area. The staff were all very pleasant, friendly & helpful. I unfortunately was only able to stay for one night this time but will return for a longer stay as soon as I am able to.

The shower is a wetroom attached to the main bathroom & the water doesn't go down the drain too fast so you end up paddling a bit. Don't leave anything on the floor, I left a towel down to stand on & it got soaked. I was concerned the drain was blocked but it did all disappear after a while. Not really a moan, just concerned people might leave things on the floor without realising. This doesn't alter at all my vow to return.

Actually we were dealing with some troubles with canceling accommodation as booking confirmed. OU flight was badly delayed and we contacted hotel directly and via booking as well at least to cancel the breakfast of to get any kind of refund but unfortunately the hotel was not open to any kind of conversation eventhogh booking confirmed the refund

A nice walk across the park from the Hardwick Hall Hotel where I had a conference. It was bang in the middle of the amazing little town of Sedgefield and had the pub downstairs has sport on TV and friendly bar staff.

Couldn't fault the place, wasnt anything in particular I could have an issue with. Maybe the windows onto the main road were a little difficult to open but I'm really clutching at straws to find an issue with this hotel.

Chairs in dinning room have covers on which are not great, and tables have been painted but your cutlery sticks to it Some of the cleaning in bedroom needs more attention, dirty kettle and skirting boards Shower very dated and terrible water pressure
