*Quirky. unusual. bit about the history was interesting *Friendly staff who listened and took on feedback. They obviously care. * Set of disposable slippers , toothpaste and brush and shower gel. * Good price if just want base to sleep. * Nice touch to have a selection of board games for rainy days etc * Nice decor and use of old equipment. * Good if able bodied , small and in good health. * Would work as a good night or two getaway for people just wanting a place to sleep. * Good location near town.

It wasn't suitable for me as am disabled and its my fault I didn't check the listing properly ( I assumed the shower chair meant it was acessable - which was my mistake, though steps in pictures, didn't realise how steep were , thought just have to manage a couple ). * Bathroom door was really a squeeze, even hard for my slim partner. I am a bit fat so in my case its expected in a hobbit house. You really should take it literally. Its very small cramped and quite uncomfortable *Floor was concrete/ stone and uneven. * It was wet. The toilet floor was always wet it also made the steps wet and slippy. * No bathmat or anything. Was mop but didn't stop damp and wetness. * Not enough towels. For 2 of us for 4 nights we only got one towel each. * No hotplate as shown. Meant only had microwave and no basic cooking facility which meant hard to cook much. We go self catering to save money but were stuck with ready meals or having to eat out. *A toaster even would help so least could do toast for breakfast. I suspect hotplate removed as ceiling drips and was maybe a concern for safety but don't know, just a guess. It's now not in facility list but still showing in pictures in listing. * fan was really dusty. Needed taking apart and cleaning properly. * Bed was uncomfortable * Location right on a busy main road so hard to unload , load luggage , cross road is dangerous and noise at night. * Very stuffy but its underground so understand that might be a factor. * bang head on bathroom door and arms on frame * No notes on where to leave rubbish for collection. Had leave black bag behind on floor. * Not suitable for a stay of more than a few days due to uncomfortable, lack facilities ( Fridge tiny , was for drinks really not food ). * Not suitable for more than 2 adults due to space or lack of and facilities.

The smell of raw sewage coming from an open manhole inside the building was lovely. The run down exterior appearance at this property had the quaint charm of a crack den. The broken glass outside my room where a window had been replaced did not fill me with confidence that I could leave any belongings here safely. The kicked in back door which was broken and then screwed shut filled me with confidence that all fire and safety procedures were being followed to the fullest.

Booked 3 rooms, only 2 were available, the host said one of my guests would have to wait in one of our rooms until he arrived later which would be 4 or 5 hours... 8-9pm No TV's in the rooms or air-conditioning, my room had an old towel in it, I don't know if it was clean or not, I didn't want to touch it! One of my guests didn't even have a towel. I can't tell you enough to avoid this place, it's not what it says it is, we left immediately and I am now over £300 down, it's a rip off, bedroom 2 is next to the garage entrance and you will find an open manhole which is blocked with god knows what, though judging by the smell which fills the property it's probably turds. I have seen properties on Homes Under The Hammer which are in better condition than this before they have been renovated. Please unless you are suffering from domestic abuse and need somewhere immediately avoid this place at all costs.

Nice comfy room. Check in efficient with helpful staff on every encounter. A good, clean and well maintained leisure facilities. Excellent location for the World Resort Arena. 5-7 minutes walk and just over 10 minutes walk from Birmingham International train station. Reasonable priced with nice breakfast. Staff were very pleasant and polite, as mentioned earlier. This is our 2nd stay here, and we would not hesitate to book again. A good hotel.

The location was fantastic, close to two steps of shops and cafes and public transport. Facilities included a dishwasher which was handy. Friendly manager who provided our room 2 hours earlier than the 3pm checkin time.

Room was not as pictured in booking.com, very tired and tiny room with table that was filled with TV and radio, very uncomfortable and small bed that should be replaced and a washer/dryer that was faulty, as was the window blind. Staff blamed EU shortages as to why these things aren’t fixed, and provided an alternative washer/dryer upstairs. Room very warm due to unseasonably warm days and fan was handy but no other way to cool the room down. Understand that room rates in London are high but think that if these facilities are advertised there should be obligations to provide.

Bedrooms were really homely and high spec. The bar and restaurant was also high standard, nice decor and amazing food - can't fault it!

The info provided did say our room was road side and boy, was it! As the building is very old, air-con is not an option. Our stay was during a hot spell so it was either suffocate with the window shut or brave the 4am traffic.
