The location beats everything, it is 11 out of 10. This is why I rated the hotel high, and we are happy with our experience there. Also the room itself was a bit above acceptance border, so it was ok. The street is wonderfully beautiful. You enjoy entering it and walking there. Nice pubs and restaurants. 5 minutes from the big metro station. 5 minutes from Hyde park, so you can take a 30 min walk through the park to e.g. Natural history museum, or 1 h walk to Big Ben through the city center via major attractions w/o the need to take the tube. You perceive the city just differently when living at that place: as green, spacious, calm, clean, gorgeous. Amazing.

Long message below, but: if we got a chance to go back in time and choose a place to stay again, we would go for the same hotel :) Either prices went up a lot this year, or London is just pricey, but the hotel seemed to be very expensive. A year ago we paid 30% less for Way better 4 start hotel at Stockholm (further from center, but with great connection). The room was not big and not new, but generally ok, and with great view. It was on the 2nd floor, and I have a feeling we might have been lucky, since we have seen in other reviews the rooms below the ground floor level. Then. I understand the charm of an old building and accept its minuses, like breakfast smell in the room as if it were cooked next to your bed. But, new or old, it can always be cleaned with quality, which I did not see happening here. Same in the breakfast room. It is a cosy room, with another room next to it, where the cooking was happening. And it did not look clean, brr. Breakfast quality: thermos with tea and coffee in the most expensive hotel we ever stayed in, Welcome to London, baby :) orange and apple juice, milk which was ok. Some flakes, which you can put in cold milk to have a meal. Cheap bread that you can put in toaster, jam and I think butter. Thats it, unless you decide to eat English breakfast, made in that 2nd dirtyish room. And again, I have never eat such an oily English breakfast in my life. It was like everything fried, but then put a lot of oil or butter on top as well. Even if you ask scrumbled eggs - it is the same. 2nd brr.

Lovely hotel stopped enroute to ferry, friendly, welcoming staff, room was spacious and looked newly done. Freshly cooked breakfast.

After arriving there, the first thing we noticed was dirt all over the car park and dirt on the front door of the Hotel (including a dirty towel). As we walked in, we were "hit" by a pervasive smell of old decor / damp that basically got worse as we were proceeding to the reception. After a member of the staff handed us the keys, we headed to our room and all we could see was random dirt on the corridors / stairs (including used tissues here and there) and a constant squeaking of the floor all over the place. Once entered in the room, we started too look around and there were several things that needed attentions: Dirty toilet, dead insect on the furniture, dirty carpet, mould around the windows edges, broken glass and, again, incredibly squeaky floor. We decided to go back to reception and inform the staff about the problems, and, after the receptionist came with us and agreed about the unpleasant situation, he took few other keys from the office and showed us other rooms hoping for an improvement. As we were not happy with the other rooms, we asked for a refund or at least a partial one but this was "denied" as the receptionist had to run it first to his manager. In the end we basically left without to stay at the hotel and contacted bookings to report the issues. I'd like to point out that the same day we tried to call bookings and see if we could cancel the reservation because a friend of us offered us a bedroom a his property, but due to the reservation being "non refundable", we couldn't cancel and therefore we decide to go the hotel anyway. Furthermore, in the past few weeks we have been in contact with both Bookings and the Hotel hoping at least for a partial refund but, nothing conclusive happened in the end.
