The property is really well kept, with large rooms and necessary facilities for self-catering (including a small bottle of milk and bottled water left in the fridge). Each room has an ensuite (with shower gel, shampoo & conditioner provided), which is perfect when travelling with teens. It's in a fantastic location with great restaurants nearby and a very pleasant 25-minute walk into Hastings along the seafront. A good bus service is also available if you don't fancy the walk. The host was quick to reply to messages via Booking.com and was flexible with check-in and check-out times. It's a bonus that parking is free. The host also provided lots of really helpful recommendations for eating out :)

The only thing I would request is larger bath towels as although we each had a large towel (plus a hand towel), for ladies, the towel comes up quite small. On a positive note, I would say this definitely saved us from packing them ourselves.

pretty well everything, really. The only thing I would say to anyone thinking of booking is to be aware that this is a room above a busy, popular pub. The loud music in the large garden was playing until well after midnight. this was not a problem for us, but it could be if you were a family, or planning an early start in the morning.

Very friendly welcoming staff. Room was small, but I did know that when I booked. It had been recently decorated & there were lots of nice touches to make it homely. The bed was very comfortable.

The 2nd night there was spoilt by staff possibly in the kitchens, crashing around, talking & swearing loudly. It kept me awake until midnight, I wasn’t too pleased as I had an early start the next day
