People make a stay special and Debbie could not have done more for us. Nothing was too much trouble and she offered anything we needed. The room was immaculately clean and very comfortable, it was also totally quiet even though it was over a busy and friendly pub. Although there was no breakfast available there’s a very nice farm coffee shop nearby and a shop selling bacon rolls etc almost next door. Hotel was in an ideal location with a Co-op, excellent Indian restaurant and traditional restaurant all within 100m

There wasn't any one on reception when we arrived at 5 o clock but they did turn up eventually and were very helpful.

The location was relatively good in that it is close to main transport links and Leith Walk, while the city center is a longer walk away.

Hotel is seriously in need of renovation. Our room had a hole in the floorboards which was covered up by carpet but which was blatantly obvious when getting out of bed or even just walking in the room. Absolutely no sound proofing which means that every little noise sounded like it was in the room and consequently led to a bad sleeping experience. Staff conducted lengthy telephone calls at all hours and as the room was right next to the reception this was clearly audible. The room had a tiny skylight type window which could only be opened by standing on a chair while the bathroom window could not be opened. WIFI was available however kept disconnecting and was unusable. TV didn't have proper signal and as such hardly any channels worked. At over 100€ per night, definitely overpriced for the quality of accomodation.

Breakfast. Not good value for the price paid. Long queues and items missing. The À la cart menu was not of value and the portions small. The better food seem to be going out to the bar menu., The hotel can not just survive on the merits of the grounds and building and in time they soon be dated and lose its appeal. Guess require the full package with the full experience when staying in hotels . Maybe a leaf from Hambleton Hall could be taken.
