Hotel was in a good location right on the coast. Staff were really welcoming, I’d say the rooms are a little dated but fits with style of building. Food was ok for dinner and buffet breakfast, good selection of both. Recommend the speciality gins in the bar!

The location was excellent, right on Princes St, with both the bus and the tram at the door and shops all along the street . The breakfast was standard fare for a hotel , adequate but not exceptional .

There was no ramp access to the lift from the entry so I had to drag my very heavy bags up about 7 steps to get to the lift ( and reception was on the 1st floor , so there was no one to help me ) The cost seems excessive ( about £ 270) for a very standard room.., maybe it’s just Edinburgh prices but as it was not even the Festival on or the Military Tatoo, I had expected prices to be a bit lower . It was like prices in London

The location was great, the staff very friendly & accommodating & the food very good, really enjoyed our evening meal & breakfast.

The accommodation in need of attention, no bedside cabinets/ tables, so therefore no bedside lamps & lack of sockets around the bed area. Bits of debris on the carpet & curtain ring broken, needed more attention to detail. The bathroom was in a very poor state of repair , mouldy & dirty grouting & sealing, rotten & black skirting in dire need of renovation.

The second bedroom was a very small double so not much space for larger suitcases, quite a few ceiling lights not working, blinds broken, the door to the washing machine almost falling off, and the second shower over the bath very very slippery (one if our party fell over in it) so a non slip mat is a must!

When I booked, I booked "Ox Hotel", on arrival after driving around trying to find said hotel, we find "Milton Hilltop Hotel"??? Finally finding this place, the outside told the story.... All pictures on booking.com are extremely dated and taken obviously, when they were first advertised/opened. The reception lady was nice & sort of shocked when we checked out so quickly. Everything else was NOT as advertised. I was so disappointed & upset I forgot to take any pictures and just wanted to leave. Our room had the usual TV, tea-making facilities, bed, toilet & shower (which to me was the only redeeming feature there) and the room had (obviously) received a recent lick of white paint. A pipe in the ceiling of our room had a nice raw-edged box cut around it, not even attempted to be filled in. The carpet on one side of the bed had precarious looking fresh brown stains. My fiancé believes this to be more of a conference hotel....personally, no self-respecting business people would stay there. We left an hour or so after arriving and I was prepared to lose the £180 I'd paid, just to go elsewhere. If I could get some or all of my money back on false advertising grounds, I would!

There was a noticeable smell coming up from the shower in the bedroom especially noticeable in the first night I did let the host know and she got someone to sort the issue and put drain cleaning fluid down that day but once the extractor was switched off it was again noticeable the second night and following morning - it seemed to be an issue maybe on lower floors in the block but the host herself did what she could herself and I was grateful for that.

No lift so beware if needing to access 2nd floor (top floor) that you have to carry cases up stairs. This wasn’t a problem for us but could be for others?
