I booked this property on a B&B basis and on that basis the hotel was first class. The building and grounds are stunning, the room was spacious, airy and comfortable and the staff were exceptionally friendly and efficient. All in all superb value for money and breakfast was superb.

Unfortunately we decided to book an evening meal and although I have no complaints about the cooking or presentation it was definitely overpriced. £10.50 for 3 duck bon bons, £24 for a fish pie and £22 for a curry that would have been very small if we hadn't paid £4 extra for some prawns. B&B certainly but evening meal next time in a local inn.

A traditional Victorian guesthouse in a very nice part of Darlington. Furnishings are old fashioned but the staff were helpful and generous. Breakfast was really worth it.

Bit of flakey paint round the bathroom area skylight and basin, toilet roll holder broken. Noise from the intermittent extractor just below bedroom window. Not enough hot water for full bath.

Room wasn't clean , bath room was too old and wasn't clean All Playstation in kids club didn't work , every time i took my son there , it was just one of them on and many kids were in the queue TV in kids club didn't work There is no parking around the hotel , they put in adverts around the hotel there are many car park or maybe i couldn't find

Communal help your self and cook yourself breakfast/kitchen. Told to clean up/wash up our selves. Decor very tired. No ventilation in room except patio doors opening on to communal patio/ garden area meaning anyone could have entered room at night. Ants crawling all over the bedside table and wall. No sound proofing to other guests, could hear conversations from room above.

The description of this hotel is incorrect on Booking.com. Here are some reasons why: 1. There are no private bathrooms. All rooms in this hotel either share a shower or a toilet between adjacent rooms. I paid for a room with private bathroom but was given a room with shared toilet. 2. What you book online is not what you will be given. When you turn up at the hotel, you will be given whatever room is available. So don't bother choosing or reserving your room. 3. The so called "flat screen TV" does not work. It's small, old and none of the buttons work on the TV or on the remote. 4. Unsafe. There is a floor to ceiling window which slides to open and leads to the balcony. There is no lock on this window. This window can be opened from inside the room and outside from the balcony. So anyone could slide open this window and get into the room. I was scared to sleep at night and I was scared to leave my luggage in and go out sightseeing. I ended up ordering a meal on Just Eat so I could stay in! 5. Single glazed window, with broken glass - it's almost like sleeping out on the street. You can hear everything outside. 6. Toilets are smelly. 7. No parking facilities. 8. Uncomfortable bed and pillows that guarantees a neck ache and bad back. The worst of all is that the hotel is aware of all of it. But they continue to leave the information on Booking.com as is, simply because it brings customers in. Once you book, you have already paid and you don't get any money back for cancellations when you turn up to see what you're actually getting. Every single review on here is negative and it's all true. Don't be fooled by the pictures or the description. Save yourself the disappointment and choose to go stay somewhere else. There are better hotels nearby for the same price. This is by far the worst hotel I have ever stayed at.
