Colin the owner was very welcoming, and extremely helpful carrying my bags for me. I loved being in the annexe, which was all on the ground floor, so the only steps I had to negotiate were the steps to the front door when I went into the main house for breakfast in the breakfast room. My room was clean and well stocked with useful things. Breakfast was excellent. The breakfast room was well thought out, with a small fridge containing fruit juices and extra milk. There was also a microwave for the guests to use if they wanted. There were even antibacterial wipes on each table. Well done Colin! You thought of everything !!

There was nothing I didn’t like.

Evening entertainment made the experience more complete for my son- even though he just watched. The glamping was simple but felt special in the theme. The loos and shower facilities were good. Was able to find drop off point for collecting bags when we left. Staff were friendly .

Difficult to find info- didn't know in advance when to arrive for entertainment. Didn't find out when the restaurant shut until it was too late. Didn't realise how far I'd need to lug my suitcase from car park or that there was a drop off point. The double bed was too firm for my comfort but single beds fine. Would have liked real juice for breakfast instead of what seemed like squash.

This was a comfortable hotel, easy walk for train station and in the center of the city. We had a great view from our window, and everything clean and comfortable. Breakfast was good and there was nothing to complain about this hotel or the underrated city of Leeds.

No complaints.

The location was great - exactly where we wanted to be. It is very central with excellent access to the tube and buses. It was a bonus having the park so close. We had to park a ways away as there was no parking in the area.
Negative section of review
It was quite small and there were quite a few stairs.

Great location, nicely decorated room and delicious homemade bread for breakfast. The bathroom that we shared with other room was clean and had everything we needed.

Checking in was from 3pm. We arrived after 6pm and nobody was at home. After a few phone calls the owner arrived. This didn’t bother us as much as the fact that the room wasn’t ready at all. After all day walking (we were doing the Cotswold Way) we had to go outside so the room would be nice and clean for us when we came back. Unfortunately, the only thing that was done was the bed. Dust hasn’t been cleaned for a long time. The room didn’t have a TV but it wasn’t a problem for us.

Excellent location, friendly staff, and great room decor. Remarkable value for money, and the complimentary welcome drinks were a nice addition.
