Location was great for visiting relatives in Rye and exploring along the coast, it would be fabulous for a family beach holiday. We especially liked the downstairs toilet which was not even mentioned in the details! Property was bigger than it looked in the photos, and so well equipped. Parking was very easy. Great instructions for key collection made it very easy.

We loved everything! This was our first trip back to the UK in nearly 2 years. We couldn’t have asked for more. The room was lovely, spacious, comfortable bed and clean. Off street parking was great peace of mind. And last, but certainly not least, Heather and Frank were amazing hosts and made our stay wonderful. We will definitely be back! 😊

Outstanding hotel with excellent food and service. The location is perfect with easy road access to the rest of the Lakes (avoiding Ambleside's one way system) and a short walk to local walks, pubs and restaurants.

Room was lovely although there was a badly cracked tile in the entrance of the bathroom which needs urgent attention! Also telly and air conditioning wasn’t working.

Email I received from them regarding our reservation! Very rude and abrupt even though I had sent them a nice email regarding a mistake in my reservation! Not nice, not great start to a birthday weekend!

The restroom should have been cleaned a bit more frequent and i didn’t like that you had to pay extra for every single little thing. The pillows are just too stiff and flat, the blanket was nice though.

Getting woken up by a person taking a shower at 7am in the room next to us which sounded like it was in our room, once again at 9 am by house keeping entering our room, door handle falling off on bathroom door on the inside, was hard to close window as the handle was broken and mould on the silicone around the window .

The property was very run down, front entrance was dirty , weeds in garden and pots. Room was pretty much at back packer level. Pillows like rocks, mattress old and hard, bathroom old. Breakfast was underwhelming. Nothing matches the website description
