The location was perfect for us as we came to Lincolnshire to visit friends, but having said that great location for visiting other areas ie Lincoln and the coast not too far away. If churches are of interest plenty of outstanding churches to visit and where there is a church there is usually a good pub.

Location is handy for Reading station and the town centre. Despite the central location it is quite a quiet area. My room, 218, was spacious and comfortable with a good en-suite bathroom. The decor is a gloomy grey but in keeping with the hotel aesthetic. The staff are always nice and friendly.

Would have liked option for continental breakfast only as opposed to flat fee for full breakfast. In fact i selected room with breakfast included on Booking.com but was defaulted to room only without explanation - not the hotels fault.

Small bathroom No sink in bathroom/toilet area to wash hands. Hand basin located in corner of bedroom. Hand basin very small, with shelf approx 1 ft above basin - very difficult to brush teeth etc Very narrow hallway within bedroom area, difficult to navigate with bags. Curtains not dark enough to sleep during summer. Thin walls, we could hear other guests talking, coming and going etc Tables in restaurant sticky items were stuck to the table.

Room very basic,service very slow in the bar/ restaurant and checkin desk,we paid £18 when we checked in for the shuttle bus which we were promised started at 4am,the bus was there but driver didn't arrive till 4.20am,other people hadn't paid and he took no money off them when he eventually dropped us off,we ended up been late arriving at the airport,will definately not be returning.

First of all the location is in Dawlish Warren and NOT Dawlish as advertised. Tiny bathroom. If you are tall you will find that your knees touch the door. As it was adjoined it to the owners house it was noisy at times. Also when returned from a day out there was a partly drunk juice bottle on table which was NOT ours ……………………. Also advertised at beach side but at least a 10 mins walk to Dawlish warren beach.
