The property is in a quiet location 10 minutes cycle to Warbeswick, 20 minutes to Southwold and both walkable. Clean, basic but well done accommodation, would suit outdoor walkers, cyclists, dog owners etc and cost effective. Good kitchen in the ground floor apartment, the apartment as whole is spacious and comfortable.

The finer detail. staff were nice and have no direct complaint but there was a noticeable lack of experience and training, one waiter didn’t know how to use cork screw, another couldn’t handle the number of people who needed attention in the library area and got each order wrong, the managers would appear and run around like headless chickens attempting to do it all rather than standing back and organising the team ( ie they should have conducted the orchestra rather than trying to play all the instruments their selves). Sat in areas relaxing we had to keep searching for staff to get served. 1530 check in is quiet late, hence numerous cases and people pile into the library lounge area complaining, hence we couldn’t sit and chill there being surrounded by cases and noise. On check out your card reader originally declined my Mastercard payment, no problem with that, it then accepted it and payment went from my account immediately, but the receptionist got totally distracted by the orginal decline, and insisted no payment was made, even though I showed her my account on the phone, and that her card machine had shown green circle and tick. She took card details to check the next day. Then While driving home a few hours later my bank apt stated that you cancelled the payment.????? Not a good state of affairs. The spa needs TLC and restored, especially the outside pool. Room was excellent with only minor details to touch up.

Reserved parking not respected, even though it was needed for a blue badge holder, denied the space on 2 of the 4 nights, staff seemed reluctant to disturb perpetrators. My breakfast was disrupted on one occasion because my alternative space was blocking in another guest.
