All the little extras. A flask for fresh milk, a proper coffee machine with a good variety of pods and to cap it all White Company bathroom supplies. Spotlessly clean, a powerful shower and extremely comfortable beds. Friendly and attentive staff, top quality food and drink. Simply exceptional.

Lovely hot tub, although the sides were a bit scummy but it was late in the evening by the time we used it. Beautiful garden. Comfy beds. Immaculately clean. Accommodating hosts with our late arrival and early departure

The windows overlooking the hot tub could do with some privacy screening or at least net curtains, as a couple were undressing in front of the window which was clearly visible by those of us in the garden.

Room was clean asked if I could have a couple extra pillows and that was no problems even had them up to me in 10 minutes. Staff were super friendly. It's a short walk to the centre of Edinburgh.

Nothing. Particularly booking.com lack of help and support when phoned. I was left to deal with this upsetting situation myself

No bathroom; no warning; no help; no breakfast; no wifi; no tv; no sink; no curtains on windows; no privacy; no sound proofing; no relief from traintrack sensation all night; no shortage of chat you can have with drunk guests a floor below you at 1am (yeap they answer); no place to put your bag other than small piece of floor; no chance of bag staying dry as no sealant from the shower above, so leaking; no stirrer for coffee; no refill of anything on day two; no bin for anything you might need to throw; no mirror (other than one 2 floors above where the toilet and over it, tiny sink, is located); no constant light to use the mirror... No help from #Booking.com whatsoever; no interest in a distressed 'genius' loyalty programme customer of theirs; no ability to counter nonsense response of property; no working email to those in #booking.com whom I complained to. I attach what I based my booking on - the website of the 'Hotel'. It clearly indicates rooms have WiFi, breakfast and fridges. The shared bathrooms are specified which implies the small single room Has a bathroom.

No space to eat as living room was turned into third sleeping area and there were only 4 mugs and glasses and we were 6 people staying. And 4 flights of stairs no lift.

Although a wide choice for breakfast it would be nice to have it freshly cooked as a buffet style is never hot and bacon is like cardboard I would suggest a menu with options for omelettes
