The hotel was well placed, very convenient for the appointment I had the next morning, which is why I had chosen it in the first place. The staff was very nice and accommodating. When I arrived, I was told that they had upgraded my room, which was nice. The bed was very large and comfortable.

Unfortunately, I did not have any cold water coming from the bathroom sink tap nor from the shower head. Only hot water. I mentioned it at the reception who told me to let the tap run for a long while. I did try that but I still only got very hot water.

Quaint historic building in a good location for visiting the cotswolds. Staff were friendly and helpful. Breakfast and dinner were good.

The property is on a main road, and we were in one of the rooms facing the road, and were exposed to traffic noise day and night - especially lorries. Also the property was undergoing refurbishment. Our room needed updating - it was a family room, but there was ony one proper double bed, and we had to suffer with two rickety and uncomfortable cots.

I could not use the main bedroom due to damp/leaks. There were traces of fresh water trails on the wall the bed headboard was against and evidence of severe leaks on the ceiling of that bedroom that had been painted over. The ceiling plasterwork was sagging. Not sure what was under it but I have a health condition that means I cannot stay in a property with mould or damp as it can make me seriously ill very quickly. I slept in the small bedroom instead as it seemed fine although there was a lot of dust and dirt on the window frame. Ironically i had to book to book this last minute as the property i had booked for the weekend had mould and rising damp in the bedroom ..... I couldn't find alternative accommodation so ended up sleeping on the sofa for my first night in Hastings .

Very poor continental breakfast, no more bread although we were surely on time, coffeemachine broken, no choice of jam,no yogurt,no fruits. Our room was a refurbished storage place and we did not expect this at all for the price we paid, nor did it look as the budget room on the website. Maybe it was because we stayed just for one night but it felt like robbery, It was very noisy because of the iron stair above/next to our “room”,the pool pump and other storages next to the room. The cleaning ladies started already to make noise at 6.45 Somebody thought it was really a storage and entered our room by mistake!! And was very sorry I told the manager about writing a bad review and he laughed ! I joined some pictures of the “room”. If we had known…..

Bathroom flooded when we used the shower in the morning. There was a clear blockage in the drain. When I reported it to the gentleman on the desk he didn't seem bothered and was not very polite! A shame otherwise a pleasant stay.
