Terrific location with wonderful views of Tweedsmuir Hills from dining room and many bedrooms (including mine when no van outside window). Good sized swimming-pool with sauna and jacuzzi. Excellent breakfast. Friendly and helpful staff, good service in dining room. One 'quiet' bar, one with live music (Saturday) and a lively vibe. Was there with a large family party, and lots of flexibility in arrangements for that. A great stay overall.

Some rooms distinctly less appealing than others, I hope cheaper. Occasionally difficult to get served in the bar when staff were busy elsewhere - I gave up on planned margarita. And despite earlier assurances, no croquet set - a family tradition so that was a disappointment

Very spacious rooms and a beautiful building and surroundings. Myself and one colleague enjoyed the continental breakfast, the other colleague paid a little extra for the cooked breakfast. Only a short drive to local villages for evening meals.

Brian and Helen are just so lovely and were very helpful with getting around the area. Breakfast was delicious and the room was very comfortable and clean. Would definitely recommend and stay again when I’m there.

As I was walking the South West Coast Path the property is quite far off track. It’s best if you have your own transport although there were infrequent busses running as well.

On the Friday night about 11.00, got back to the appartment was greeted by some one on the floor outside , screaming , shouting like they were on somethink , or drunk my husband made sure i was safe , i was really upset and scared as was my birthday , but made with contact with owner , nxt day wanted to go home , the window on the door to building was smashed and had blood over window , but spoke to caretaker and reasured my husband and i that was a one off incident and has never happened before , we both decicied to stay and contuine are break , which i must say was amazing so happy we stayed and thanks to the owner who had messaged my husband and was lovely , will return back to York and no 47 cocoa appartments xxxx

2 out of 3 lifts were broken over the 3 days. This meant either (1) up to 10 mins wait for a lift or (2) a lot of stair walking. 1 lift to service the building is unacceptable for customers. Still no sign of service engineers when we left.
