  down a quiet side street off the very busy Bayswater Road and close to Lancaster Gate tube station - a character, Grade 2 listed building. The room had air conditioning which was essential on a warm, June evening. Good quality and newly renovated shower / bathroom with clean towels and good lighting. Comfortable bed.

  First impressions are not great - very dingy reception area in desperate need of sprucing up. Whilst notified beforehand, this is the only hotel I have stayed at that takes a £50 deposit, after paying in full for the room, and holds it for 4-5 days in case of damage to the room. The room itself was ok although the dated curtains and net curtains desperately need replacing.

  Location is excellent. Room was basic but clean. Mattress comfortable.

  Facilities are lacking. Housekeeping is noisy in the mornings lots of door slamming in the rooms near us that woke us up. Pillows are like rocks very uncomfortable.

  Excellent location. Bedroom was very spacious. Food was lovely.

  Quite a lot of work going on so a bit of noise moving furniture one day in the afternoon.Hopefully all renovation work will be finished next time although we understand it has to be done . Breakfast at 8.30 is a bit late also it states in the room breakfast at 8.
