We have just returned from a wonderful stay at Holbeck Ghyll staying in such wonderful surroundings with wonderful accommodation. It was my wife’s special birthday celebration & on arrival at the hotel we were told that we had been upgraded to our own suite which was beyond our expectations. It enhanced our stay there and was a lovely sanctuary to return back to after a lovely tour around the Lakes. The staff were so friendly y and accommodating and nothing was too much trouble to the staff. The breakfasts were lovely too and so tasty and there was plenty of variety for you to choose from, well cooked and nicely served. Thank you Holbeck Ghyll for making our stay a very special one and we hope to see you again in the future.

Good size, good price, clean, and fully equipped - we didn’t need to worry about lugging a tonne of extra things with us. I slept so well on the mattress - that’s a big thing for me. Dog friendly, away from the hustle and bustle, and not too far from some incredible beauty spots - lakes, mountains and beaches. Oh, and big thanks to your lovely neighbour (from Manchester). He gave us some amazing tips about the local spots, free parking and entertaining the young one. Thank you for a wonderful stay.

The property is in a great location, exceptionally clean and well presented. We stayed in apartment 1 on the second floor. It was a really comfortable space, roomy for two and well equiped. It also had the most comfortable bed. After three weeks travelling Europe we were really pleased to have a washer/drying, do some laundry and cook a meal. However...

The room was 30 degrees on the day we arrived and despite turning all heating off and using portable fans around the clock non-stop, the lowest we managed to get the temp during our stay was 26 degrees (btw the weather in London averaged 18 degrees during our stay). This made for a really noisy and uncomfortable stay. We couldn't leave windows open for fresh air while we were in the property, due to the exhaust fans from China Towns restaurants below. We did while we were out during the day, but it made little difference. The noise and smell omitted from the exhaust fans was difficult to tolerate and ran from early morning too late into night. The hosts were responsive and helpful with suggestions to lower the temperature, but they completely ignored my request for reasonable compensation for our uncomfortable stay. They could have offered a small discount, a later checkout or to hold our luggage on our final day, but no.. nothing! BEFORE YOU BOOK, read the reviews carefully. I scrolled through many reviews the night before we left and ended up really angry with myself. Despite its appearance and everything that is really great about this property, it was a major downer to end our trip. These same issues appear to be a long-standing with this property and it also appears the property managers ignore feedback. I mean, how difficult could be to install a ceiling fan or split system air conditioner. This was not a cheap property and I feel completely ripped off.

Room was practical and stylish, with a very comfy bed and a big flat-screen tv packed with movies. The desk and hanging facilities were also very functional. Location was perfect, 10 mins on foot to New Street, close to 24/7 shops and eateries and to public transport and attractions.

The staff were very friendly and helpful, the room and facilities were excellent and the food was lovely (we had dinner and breakfast). We loved the building which was full of character.

The parking arrangements were a little odd, but once the staff had explained what to do it was fine. Although very good, the cooked breakfast was not hot enough, and the tea & coffee were also lukewarm.

Bad smell from drains in bathroom. Had to lift heavy cases up very narrow staircase to 3rd level not warned by staff about this. For such a resort would expect and fridge and water in room. Tv very small and at such a low level was difficult to view.
