Positive section of review
The area around the hotel is of particular beauty and has a small but decent gym that has all the necessary cardio and weight equipment along with a good size indoor pool. However the hotel rooms are very dated and overall in very poor condition which I was not expecting , considering the price I paid.

The bed and pillows were very uncomfortable, rock solid mattress and pillows which made sleeping very difficult. The shower head was leaking and made taking a shower arduous. If having a good nights sleep is important to you please think twice about booking at this hotel, you will be better off with a standard branded hotel. I would have given the feedback upon checkout however the lady at reception did not bother enquiring about my experience. On a positive note , the house keeping are all very helpful and friendly.

Felt very homie and welcomed by the owners and staff. The house is set in the beautiful garden. Very good food. Bus stop, grocery store near by. Maty possibilities for different walks in the neighbourhood.

The location was easy walking distance from the town centre. The breakfast was tradition English Breakfast and freshly cooked. When I had a concern the staff was most helpful.

It was a little tricky finding the property - the 'Office' was a cafe/kitchen beside the building housing the rooms. Some signage would be helpful. The bed was a trampoline and not particularly comfortable.

The location was spectacular; easy walking to the Tube, Reagents Park, Baker St, etc. Being a lone traveller I had a 'matchbox room' what was to be expected.

As soon as we walked into the tiny reception area and saw how small everything was my girlfriend and I looked at each other and knew it was a dump Room was too small, it smelt old, there door didn't fit properly so had to slam it shut, there was a trip hazard stepping into the bathroom as the frame of the door didn't fit, there was a huge divot in the bathroom floor that made you feel your foot would disappear into it at anytime. The bed was pressed right up against the wall and wasn't the size advertised and was cramped, no wardrobe, no milk to make tea, toilet was cramped so couldn't really sit down on it, no shower gel in the shower, curtain was old and dirty, walls were painted not wallpapered, didn't even dare go for breakfast either

There is no security, basically anyone can enter the building with access to the rooms. The room had no space and no amenities (no kettle, telephone, fridge, iron, hairdryer), the room did not have a table or bin. There was not enough space to open two suitcases.The bed was uncomfortable. The shower did not drain and thus flooded the bathroom, leaving the bathroom in a awful state. The room is not cleaned unless you stay for more than 4 nights and the staff is extremely condescending and unhelpful. If you need extra toilet paper or towels (which was required due to the bathroom flooding), you are required to walk to reception and get it yourself (it is quite nconvenient). You cannot call reception as they simply do not answer. Toiletries in the room were either empty or watered down. The halls look depressing(shades of grey with a very dirty looking carpet) It is like a scene from a bad horror movie. The breakfast was horrible and the restaurant bathroom was disgusting. Marketed as a place to de-stress but all it did was cause more stress. The hotel is essentially an expensive hostel that is not worth the money.
