A very friendly welcome. It felt as if we were staying as a guest in someone's home rather than in a B&B. We were warned not to worry if we heard noises in the night as it was likely to be the horse sleeping in the stable adjoining our room! Good, freshly cooked breakfast. Abbotsbury is a beautiful village, and East Farm House is well located in it - across the road from the excellent Swan Inn. The Swannery is definitely worth a visit.

Acknowledging this is someone's long-standing family home, the rooms were all rather cluttered, with pictures, knick-knacks, books and memorabilia. This will be charming to some (as it was to us) but could be a bit off-putting for others.

The location of the property was great - tube station nearby and a supermarket a short walk from the hotel. The bedding seemed clean. The room had great air con. Small toiletries supplied (shampoo/conditioner) Car parking available at the hotel next door (£32 for 24 hours), but very limited and unable to book ahead

Unfortunately we didn't have the best stay. Our room was situated below the ground floor facing the street, meaning we didn't have a break from the noise of the traffic. Air con is supplied, but if you do prefer fresh air, the windows do not open more than an inch. Our TV did not work and seemed to be falling from the wall mount. The room was very small and sadly the bathroom dirty. Bath towels are very small, but we did not ask for more - so they may be able to be requested. The main issue we had with the hotel was the holding deposit of £50. We came with a debit card, but this would not work on their card machine - if you are with TSB keep this in mind. We offered to leave bank details etc. but were told no. We ended up having to pay £50 by Google Pay which will take a month to be refunded. Would suggest taking cash - or being told to bring cash so this can be refunded on check out - it was not a good start to our stay.

We did breakfast ourselves. There was a kettle with coffee and tea. We could go to town by bus. It is located by the. seaside There was a nice garden we did not use. The room was small but pleasantly decorated. The host is welcoming and gave us advice.
