Staff all lovely and helpful. Room modern and comfortable. Very attractive courtyard setting. Some nice touches offering fresh milk. Interesting, historic building. Great location in centre of town. Very good value. Good selection of local beers and alcohol free options in the bar.

Biggest complaint is the wait time for breakfast which was so long it would actually make me think twice about re-booking. We stayed 2 nights and although breakfast start time is given as 8am the kitchen clearly isn't ready at that time. On the first day when breakfast took 35 minutes to arrive, the staff member apologised and said the ovens needed time to heat up. The food though was delicious, good produce and well cooked. On the second day - it was even longer, over 40 mins, and a bit chaotic. The avocado was really unpleasantly cold, the chilli flakes missing from the dish, and although my partner and I had the same dish, his was delivered with a hollandaise sauce and mine wasnt. I queried with the waiter and he went off to get another serving of the sauce, but again took so long I had practically finished the breakfast. If you want a long leisurely breakfast this may not be an issue, but if you have any kind of plans it really is a bad start to the day. A second, minor point is that although the room has plenty of coat hangers it would have been nice to have either some drawers or a suitcase / luggage rack.

Ideal location for the London Trek26 starting and ending in Larkhall Park. Opposite the tube station so easy to find and the access information was very good. 24 hour supermarket opposite which is very handy.

Very noisy at night, the road outside is a constant buzz of Uber eats and deliveroo scooters reving their engines and racing up and down the road, nothing the owner can do about this apart from upgrading the windows though and the TV kept coming on during the night after we went to bed which was very odd and a bit annoying as I had to get up twice and had a 26 mile walk to complete the next day. Neither of these things are the owners fault though.

Great location for our visit as we needed to be close to the station. Good breakfast. Comfortable bed. Fantastic staff. Liked quirky details like the phone box!
