I stayed here for 7 nights recently & I hope to be back soon: * Very good location, quiet side street, easy walk to everything in central Reading (even rolling big suitcases) * Very nice room with adequate floor space for all my suitcases & plenty of light * Room itself very clean, well equipped, and mine with pleasant back yard view * Remote host is friendly, communicative, & tries to be helpful … & the lovely onsite cleaning staff really are! * This is my third short term (1 week) accommodation stay in Reading recently, and the best so far in its price range

* Building and yards somewhat neglected and run down. (What a pity … What potential!) * Narrow winding staircase won’t suit everyone allocated upstairs rooms (but I got my big suitcases up and down it OK)

friendly staff that couldn't do enough for you..one of the most comfortable beds I've slept in a long time. The evening meal in the restaurant was fantastic and the views from the restaurant window are breathtaking. Great carpark

The hosts allowed us to allow us to leave our car in the car park for several hours after we checked out. The room was comfy and clean and the B&B was in a good location.

We booked a twin room with breakfasts but shortly afterwards booking, we received a call from the hosts to say that they had received a number of cancellations and they wouldn’t be making breakfast for only two people. We were told to find local cafes to obtain breakfasts. Odd that they didn’t accommodate us even if we were now a small party but they did deduct £25 off our bill for this. My friend ordered a bottle of wine from the bar and the hosts gave her a M&S sparkling burgundy chardonnay at a cost of £12. It wasn’t particularly pleasant, in fact it tasted rancid but thinking it wasn’t to our taste, we left it and went out. When we went up check out the next morning, we were told that this bottle of sparking wine was now £25 instead of £12. We paid and left. Out of curiosity I googled this M&S sparkling burgundy chardonnay to find that M&S had discontinued selling it in 2012. The timeframe for consumption from purchase was 6 months. We will return to Dawlish again but not to this establishment as this experience left a bad feeling in my mouth!
