The only way to leave a review is to first make a booking. That's how we know our reviews come from real guests who have stayed at the property.

When guests stay at the property they check out how quiet the room is, how friendly the staff are and more.

After their trip, guests tell us about their stay. We check for naughty words and verify the authenticity of all guest reviews before adding them to our site.

Its a lovely modern space with everything you need. Clean and spacious, bright and warm with comfy beds. Plenty of sitting space and the balcony is very pretty. There are 2 double beds and a massive sofa in a large sitting room which proved perfect for our daughter who needed to study through the night. It's just off the high street with pubs, restaurant and shops just around the corner. Access to the beach is less than 10 minutes walk. Self check in was easy and convenient.

I honestly have no bad reviews
Hockwold cum Wilton, United Kingdom

Very clean, quite recently built. Well furnished and equipped (apart from only one teaspoon, no egg cups, little drawer space in the bedrooms for longer stays, and bad mattresses)

Inaccurate listing: (1) The address is not 28 Station Road; it is within Hockwold Hall grounds, with parking on the same field as for the Hall. (2) The cottage is called St Peter's Cottage, not Breckland. (3) There are only two bedrooms, not three, with a sofa bed in the kitchen-diner-lounge. The cottage is managed by Hockwold Hall, and the Hall staff, while pleasant, aren't really on top of things. Despite messaging them, I received no check-in information before arrival at the stated (wrong) address, at which point I telephoned. And there was much confusion about whether or not the cottage was booked for the following night and whether we could stay an extra night, In the end we could not, but we found five-star alternative accommodation close by at less than half the price. The mattresses are very soft, and quite uncomfortable if you're used to more firmness. The high cost and this list of dislikes leads me to say that it was poor value for money overall.

Lovely location and very well kept hotel. Perfect for trip away to seaside, with a fantastic view of the sea and the bay.

Do yourself a favour and avoid at all costs. We arrived at the property at 15 :00 for check in excited for a day away . Drove down there for 3 h just to get in and be welcomed by un unbearable smell of mould. The room was a lot smaller than advertised .We had to go and find another place to sleep in whilst booking.com informed us that owner has been very rude to them on the phone and no refund will be issued as guest house marked our booking as no show which is a total lie. That's unacceptable. The owner approach with everything is absolutely appalling and unprofessional.
