The information provided was clear and detailed about how to get to the building, access the key pad for the keys, and get into the building. I phoned the owner to confirm some details of our stay, and he picked up straight away. He reassured me about the details I needed, pointed out local shops and left me feeling he was friendly, warm, and above all reliable. Everything was as clean as I would want, the shower was quickly hot and pressured, toiletries and good cooking facilities were provided, and for the price I will be back when I'm next in Birmingham centre.

Honestly, nothing, this was exactly what I wanted for great value.

Great location, clean and tidy, easy access - advised on the day host could not meet us after all but entry via key code box so no problems at all and straight forward. Clean bedding and towels, fan provided in master room. Fresh milk in fridge and good quality ground coffee provided.

Description advised tea and coffee included however no tea, unless we just couldnt locate it, but checked all cupboards. We went out for breakfast so those that wanted a cuppa got it then. It was a hot day when we stayed and only the bathroom radiator could not be turned off so was sweltering in there. Also no lock on bathroom door so we all just whistled when occupied! Top bedroom window would not stay open and was propped open by a rolled up towel upon arrival so could not open any further for fresh air. No hand towels in bathroom or kitchen so had to use from the bedroom towels left on beds and some guests went without 'hair' towels instead.

The location is perfect. Within 5 mins walk to the train station. Beautiful hotel filled with character. Some may see this as outdated but I prefer this to everything painted grey these days. Rooms very quiet. We had a top floor room with a wonderful view out front.

If disabled, this may not be the place for you. There is a lift but its very slow and unreliable during busy times.

The room we were first given was noisy at certain times because it was directly over the kitchen. We were moved to a different room for the second night which was at front of the hotel and much better.
