The property is a newly renovated Victorian house. The vision of the proprietors is to provide a boutique style Bed and Breakfast and OH how they have surpassed that! The whole house , never mind my room was absolutely stunning! My room was huge with a panoramic view of the sea. Lisa is an amazing host and nothing was too much trouble .. every little detail made my stay an absolute pleasure and I will be back! The breakfast was beautifully cooked with a selection of continental and both a fullness English. The quality of the food provided was excellent. My only concern is that having written this review is that I’ll never be able to book again as once you’ve tried it you’ll want to return ! 😂 that’s me being selfish lol 😂 Thank you Lisa for such a lovely stay xx

It is a fantastic location, right next to a nice cosy bar and 5 minutes walk to the old town and Grassmarket or the new town Lothian Road, too many to count, bars or restaurants, the flat was spotless and the host was very nice and responsive, surprisingly very quiet in the flat so you could relax or have a good night sleep, I would highly recommend it

We liked the food in the restaurant upstairs. It was very tasty. We both had the double patty burger and chips. It was delicious and good value for money. The breakfast in the morning was also very nicely cooked to order. This was included in the £125 room price.

We didn't like the room. It was Room 10 and did not look like the one that was advertised on booking.com There was an obvious problem in the corner of the room behind the bed with old damp or mould. The shower drain smelt badly. The sink in the bathroom was too close to the toilet and made it difficult to sit on the toilet. We were informed that there was live music in the pub that Sunday night until midnight as it was Bank Holiday weekend. Booking.com mentioned it for Friday and Saturday night but not for Sunday night. We stayed up anyway in the courtyard talking with another couple until midnight and the pub DJ stopped the music. However when we went to bed loud music was playing constantly from the club next door until 3.15am on Monday morning. We are in our 60s and hardly got any sleep. The bins were emptied at 6.50am!! We were shattered but there was no one to complain to in the morning. One waitress on her own serving breakfast. WE WILL NEVER STAY HERE AGAIN!!

The smell and the dirtiness were the worst I have experienced in rented accommodation. The bedding was stained or solied. I didn't want to look too close. The whole place smelt of fat and general uncleanness, possibly with a hint of dog. Excrement smered on the toilet seat, which was hanging off. Grime on every part of the kitchen and bathroom. We had to wear our shoes to go to the bathroom and kitchen as the floor was sticky. We are too nice to say anything, but they should have paid us to stay there. It was cleaner when we left than when we arrived. Do not stay in apartment 1, I would advise you to avoid this place.

The car park was awful and a terrible first impression. There was vomit in the stairwell which stank, and the whole atmosphere of the car park was just very grim. Poorly lit and really dirty. Didn’t match our expectations of the hotel at all.

Room grubby, very chipped paint on every piece of furniture, stained carpets, debris on one chair, including fingernail clippings, in plain sight. Would have been totally visible to the cleaner. Queried with reception whether our room was in the superior category and was assured that it was. No offer to change to another in same price band. Didn't dare to try to close wardrobe doors as when we tried first time it tipped forward and was generally unsteady.
