Not very much to like about the property to be honest. It's located within walking distance of Flamingoland which was the intended purpose of our stay. We liked that there was a hot tub at the property and that it was large enough to accommodate our group within one house rather than 2 smaller properties. The decor in the house is nice and it has the potential to be a really lovely place to stay. There are 2 private parking spaces available to park in outside the house however, there is no drop kerb for these. It is metal ramps which move making it potentially damaging to your car if you miss these when trying to get in and out.

House was filthy, many things not working. Shower head in the first floor ensuite was mouldy & disgusting, clumps of hair & scum in the drain. Patch of mould in the shower in the upstairs ensuite. Toilet seat in the first floor ensuite one hinge was broken making it dangerous for the children and older people in our group. There was cob webs & dust on the fireplace and on the stairs. Hot tub shed is covered in cob webs, clearly not being swept down between guests. The "man cave" had a putrid smell - did not go away despite several sprays of air freshener and the door being left open to air. They advertise a firestick but it was unplugged lying on the floor. With the tele fixed to the wall, there was no way to connect. Many towels provided were stained. Had to contact the hosts as we were having issues with the grill smoking when trying to cook burgers which was setting off the smoke alarm. The hosts were rude an unhelpful. After explaining multiple issues and sending images and videos I was told at 9.30pm "if you are that unhappy, you can leave" despite telling them multiple times that we had young children including a 3 year old who had not had food at 9.30pm at night. On further inspection, the grill was smoking because the inside was so filthy! We had to clean all plates, cups & utensils before using. The man who called me back after reporting the grill issue was so rude, shouting at me and talking over me. Later that evening I was messaged by the host offering me a 50% refund if we left the next day however, we'd paid for Flamingoland tickets & were unable to. The list goes on as to the issues we faced. We tried to make the most of our time away for my Dad's 70th but it really was soured by this property & the hosts. I hope the hosts really improve the cleanliness of this property for future guests as currently, for what is being charged, it is not up to standard.

It's very clean and nicely decorated. The apartment and neighborhood may appear rundown, but inside is everything fine. Sufficient parking available in front. Key easy to obtain with a code. I didn't see the owner, but everything went smoothly.

The price is on the high side; typically, for this price, you'd expect a suite. Unfortunately, there aren't many options in this area.

Hotel in general was very clean. Parking onsite. Staff extremely helpful and welcoming. Spacious rooms. Breakfast was very good. Nice relaxing bar. Would recommend.

Had problem with noise from party. However as soon as I called reception they sorted us another room helped us to move and offered us complementary drinks. They were helpful and professional.

Few scratches etc on walls which isn’t their fault though. Very small bathroom and door would hit you if someone walked in on you and you’re on the loo. Not the most powerful shower but it’s bloody hot so good enough for me

Unfortunately, we didn't feel welcomed upon arrival. The staff member who handled our check-in seemed frustrated and responded to my queries in an abrupt manner. We noticed the same attitude with two other staff members. Although the hotel is advertised as pet-friendly on Booking.com, we weren't made aware of any restrictions beforehand. It was only upon arrival that we were told our dog couldn't stay alone in the room at any time. This meant we had to change our plans, such as going to the spa separately. This was very disappointing, as our main plan was to spend time together in the spa. The staff suggested that we leave our dog in the car if we wanted to go to the spa together, which goes against my understanding of "dog-friendly." Is that even legal? Certainly not ethical, in my opinion.

There was no hot water I think the boiler wasn’t working and I tried to contact them and they weren’t answering and kept texting me “please text me” then not replying. I got hold with them finally on WhatsApp and the manager was blaming me for the hot water not working and said I didn’t follow instructions which in fact I did. I was in the shower and it turned so cold that I had to get out with shampoo and body scrub all over me. Once I got out around 5:15 I told my sister to press the boost button on the wall in the living room. I waited around 30mins. Turned the water on to see if it was warm but it wasn’t so I waited longer and tried to contact them on booking.com first which they took ages to reply. I tried calling the number too under the booking, I spoke to customer service ok booking.com and they couldn’t do much. I waited over all 4hours to get back in the shower which was still so cold but I just firmed the fact there’s not warm water. Once I actually spoke to the guy he was rude and very unprofessional and was blaming me for the water not working…… I have contacted customer service 5x and the last guy was very helpful but now it’s a waiting game. I just wanted a refund and to get out of there
