Breakfast was very good as was dinner and the staff were helpful, attentive and friendly. We had a lovely local walk before dinner. But generally good with fresh white towels and bed linen. Generally all looked very clean and the stairs and corridors to our room were clean and fresh.

Windows were showing signs of rot. Our room was at the front of the building and it is a busy A road so there was traffic noise. There were a few things about the room that made it feel a bit ‘tired’ and well used eg skirtings and door ledges that could have done with a better clean.

Location- very central and easy to walk to most places of interest in Harrogate. Breakfast was good- when fully stocked up. Rooms are a good size with all you need.

When we arrived after a brutal 36 hour door-to-door journey from Australia, there was no one around at the property and it was not possible to find someone to talk to about not being able to enter the property. In the lead up to our stay I received gushing emails about how thrilled the host would be to welcome us to the property, I thought these emails were over the top in the way they were written. In reality, there was no one around to greet us or even to talk to us about entering the accommodation at the rear of the house. I found a phone number that went to a Philippine based agency who began by saying that they could not release the entry details until they received some kind of confirmation. After a long discussion and some phone calls they eventually gave me the key location and we were able to enter the accommodation. Once inside, we found the room to be extremely clean and was to a very high standard. However, the place is tiny, with a living floor area of only around 4 square metres once the bed is let down to the sleeping position. We spent the entire stay trying to move chairs and suitcases around so that we could move around or open the bathroom door etc. The bed is like a weekend temporary guest bed and was very uncomfortable, especially for a long stay. I would not recommend this place for a stay of more than a couple of days, but for a weekend away it would be fine. I think the host really needs to improve the way guests are greeted and are able to enter the property! Also, the place really needs a table and chairs just outside the room so people can relax outside, as once the bed is lowered there is nowhere to sit down and eat. There are very old chairs at the other end of the garden, but these are not near and not in good condition.
