Positive section of review
I picked the Royal horse guards hotel, primarily due to its proximity to downtown London tourist attractions and ease of transportation from that area as my friend had mobility issues and could not walk long distances. It met or exceeded my expectations in that regard.

The location was perfect for what needed, walk into town, the river and local walks. The property was cozy and had everything, in fact more than what you needed 😊. The hosts were very welcoming! Off road parking.

location was ideal as we walked and used the local buses as we were next to kings cross room was very basic but clean comfortable bedding and fresh white towels daily

The staff were really nice. The location was good. The parking was easy. The room was fine, albeit a bit warm (slept with window open)

Didn't expect the beds to be made up each day but could have done with the cups/glasses being washed and additional tea bags put in the room without having to ask at the bar for more. The food in the restaurant was pub grub but at restaurant price. Breakfast was a bit minimal, needed to ask for orange juice, marmalade etc (which was provided with no issue) and just one piece of bacon (on first 2 days) seemed a bit miserly (but better on the Sunday morning). Felt the price of room was fairly high.

The location is amazing, the toilet and the shower were very clean.

The furniture was extremely old, the rooms were ugly. There is only a few hangers to put your clothes in. No cupboards. Extremely noisy at night no sound proofing at all. I think this hotel needs to update itself. Everything looks 30 years old.

Not much. Only good this was that it was close to areas with shops.

Staff were incredibly ignorant, but unable to communicate, very rushy and have no respect for others privacy. We travelled to see our friends so when we arrived they came to see us. We went straight to the hot tub as a means to relax after the long drive. Our two friends arrived and as we were in the hot tub we obviously didn’t have our phones so did not reply to let them know this. The owner came down to them and asked what they were doing and when they said they were here to see us but we hadn’t replied he had said ‘yes they’re in the hot tub’. Considering we had no welcome, no check in, and had not seen the owners, it is very peculiar that he knew we were in there. When they pulled onto site it was not made aware to them they weren’t allowed here and they were not told to leave. They came round into the ‘lodge’ to have a look round and joined us in the hot tub. With the four of us in the hot tub the owner then walked into the ‘private garden area’ and told them to leave as they weren’t allowed here. If this was not allowed then why were they not told when they pulled on site. We did as they asked and they left and I then messaged the owners to clarify the policies as before I booked and when i received my confirmation, no where did it say this wasn’t allowed. We exchanged messages but the lack of communication made it hard to understand what was/wasn’t allowed. This was when they phoned me. On the phone, the woman was rude and aggressive. She did not let me get a single word in, even though I stated they would not come back on site. She then threatened to kick us off site if they did leave despite my compliance with what she was saying. They were not welcoming people and to add to this when we were leaving they practically were hanging around waiting for us. Handed over the keys even though it says to drop them off in a letterbox and was checking around the lodge whilst we were sat waiting next to it to leave.

The property was well situated and very nicely decorated.
