The breakfast was amazing, great selection, both the full english and also the A La Carte, which comes free for guests, everything was perfect and the staff was really friendly and very helpful with our 2 year old toddler. The location if perfect for exploring Manchester. Showers and bathrooms perfect.

The Wifi was totally useless, we couldn't rely on 4g in some cases, if you have children using tablets they need a good wifi connection, so this was dissappointing even for the fact that it looks like a very business friendly hotel. We asked twice at the reception but once they gave us a conference room wifi which didn't work and the next time they said they couldn't do anything.

Very noisy at night. My room shared the wall where my bed was with a bathroom and there was a very loud air hand drying in the bathroom that keeps you up all night. Also the train passes very close by. The toilets were often without toilet paper and dirty.

The location is just off Lea valley walk, not that anyone at the hotel was aware!

Difficult to exit the property to pick up the walk again and we ended up climbing through a hole in the wall as the bridle path was closed. The room had t been properly serviced and the crockery for afternoon tea was dirty

there was glass strewn all over the entrance hall and stairs when I arrived as a rock had been thrown through a glass window above the front door. They knew this as I had already been moved due to a “broken window” my shower ran purely boiling hot water as the thermostat was broken. I did not stay the night. I was offered an alternative apartment in another part of the city but this wasn’t suitable and was not promised a refund and told to call in the morning. when I did I was asked to contact Booking.com directly for my refund and didn’t even receive an apology.
