Lovely big room with balcony. Comfy bed. Good location, parking was very close & included in price. Friendly, helpful hosts. Breakfast was good (extra charge) Free wifi-though I was using my laptop for work but it kept dropping out. Good view from balcony, we watched part of air show from there! Everything is on doorstep, 5 min walk into town. Good value for money. Room was cleaned daily & to a very good standard.

Rooms are in need of updating & bathroom very small. Bedroom door defo needs replacing, it looks like a door on a building site! Balcony could do with a makeover & needs to be swept each day, didn't seem to be cleaned. Free bottle of water on arrival in room, we stayed for 4 nights & this wasn't replenished. Very much needed as should have available fresh drinking water in room. A map of local area would be helpful. Better Internet connection as my WiFi on laptop kept dropping out. This would make me reconsider staying as I need access to this for work.

Cliff was very friendly and he spent time talking to every single one of his guests. The breakfasts were perfect each morning and cliff made sure everyone got what they wanted. The location is perfect, we were only a couple of minutes walk to the beach and town centre. The rooms had everything we needed in them and were very homely.

Extremely well kitted out little house, with a sweet patio (sun in the morning) and great walks from the back gate (with styles) Lots of places to visit in close proximity (Sheffield Pk, Bluebell line, Ashdown forest etc).

There’s a wedding venue / country hotel complex next door. They were holding an outdoor wedding event on the Saturday of our stay so a bit noisy in the afternoon but luckily it finished early.

I would prefer a room not on the street side. The single pane glass lets in the noise and the heat from the sun. (yes, I know it was only the month of june, but truely was hot in the room):
