Positive section of review
Lovely big room with views over the Tweed and the viaduct. Only a short walk from the railway station and bus links. Like a lot of B&B you need to chose your breakfast the night before but it was well worth it a smashing breakfast. Lovely walks into the Castle Vale park and then along the Tweed into the town. Followed the Lowry trail of posters and the nature trail.

I have been here a couple of times. Very kind host who went out of her way to let us in at odd hours. There is a lovely atmosphere, but be aware that it is not all poshed up like some people expect these days. Just a good old fashioned place to stay.

Sian was very friendly and met us in the carpark as she had sent a text advising us where to meet. Didn't try the breakfast even though they offered (didn't book it when making the reservation) as we had to leave early.

Great proximity to town centre and music venue, lovely big room and nice building/entry in particular. The late bar was also a bonus!

The shower/bath leaked so there was water everywhere in the bathroom! Also the breakfast times were very early (finished at 9:30) so we had to have breakfast elsewhere.

Sofa very small, booked for 2 adults plus child but not enough room for 3 to sit. Property is a bit run down, blinds dirty/dusty, bathroom door has dropped so is hard to open, toilet doesn't flush very well. Very minimal glasses and plates but ok for 2 nights.

Having a better meal selection n bar selection however the owners are quite new and have refurbished a lot of the rooms and will be a addressing this as soon as they are able if it is to the standard of what has been done it will be excelent
