The staff were exceptionally helpful and friendly. The room was very pleasant, spotlessly clean and well serviced. The car park was very convenient and spacious. We enjoyed all the food very much and all in all we would definitely recommend this to others and would be very happy to stay here again.

The motorway was audible in the outside areas of the hotel, but it didn't inconvenience us and it was obviously beyond the control of the hotel. At least the motorway gave easy access to the hotel.

The gentleman at reception was the start of an exellent 2 day stay, he was so friendly and helpfull. We had come for a wedding in Southampton so we did not get to use the spa of restaurant for evening meal. Room was a great size, bed extremley comfortable and breakfast exellent.

A/C only blowing air not cold air. Slept with the balcony door wide open which was not a problem to my wife and I but a lot of people would not have been happy doing this.

Central location. Bed linen and towels were clean and work surfaces and flooring also clean. After a phone call asking about parking, Flex Lets did call back with a suggestion on where else to park, (https://www.sunderland.gov.uk/sunniside-car-park).

Expensive for what you get. Very basic, in need of some love and care. Not all rooms are shown in the photos, the twin bed apartment badly needs some new mattresses and a paint (this is not the twin room shown in the photos). Every time the water is run, there is a noise that sounds like an air lock, and you often have to run the tap again to stop the noise. Stale smell in the Livingroom and sofa very uncomfortable. Very limited equipment in the kitchen, ie not even a teaspoons. Feels like a student apartment. While you can park on a near by street (Argyle Square) which is advised location by Fex Lets there are signs that say clamping is in place, so we did not risk this. Flex Lets did offer another suggestion of a multi storey carpark which we did use, a 15 min walk away but car was safe and only £5 per day for parking. Price should be reduced until the refurb has been done. After our visit, Flex Lets did say "We are in the process of updating all of our apartments and this also includes updating the furniture and kitchen items"

I dont live local to the area so wasnt sure of the location properly. the location lets it down slightly as it is in a cul-de-sac. The pictures make it seem it is more remote. The entry doors need curtains as i felt the owners next door could see in, which didnt make me feel very comfortable as the fence is quite low - so didnt feel very private.
