The hotel is very well located, in a busy street in Kensington, next to shops, restaurants and coffees. Very convenient to have a bus stop at the door, that takes you to Piccadilly and other areas. The staff is very friendly, and it was very kind of the hotel to offer free drinks. The bar at the hotel gets quite lively in the evening, but the isolation works quite well and we couldn't hear a thing, which was great.

We were in the petite double room, and it is the smallest hotel room I have ever stayed in. I only had a tote with me, and barely had space for it in the room. If one has a checked bag, or even a rollie carry on, there would be no space to store it, let alone open it. We basically could not have two people standing at the same time. And while I get that accommodation in London is generally expensive, this was not a cheap deal for such a tight space.

Great location, clean hotel, lovely well equipped room. Friendly welcome (Jean) good facilities. Asked for a fan for the room, delivered very quickly. Housekeeping staff were lovely and efficient The best sliced ham on breakfast and plenty of choice.

Windows screwed shut, no fresh air, stiflingly hot. Dining room staff unable to keep up with the busy weekend (save the rave and golfers( more staff needed for these events. Waited for bread for toast...kept being told it's on its way. Someone needed to monitor this and refresh regularly. Rubber fried eggs, didn't touch the scrambled...Sunday morning queue for breakfast was awfully long and slow. Better trained staff needed

Location was perfect if you need to take a bus from Victoria Coach Station. Breakfast was average, no warm breakfast. The staff was lovely.

Room was in the basement, down narrow stairs, next to the cleaning/storage room, you could hear the people walking in reception, above us...+/-GBP197 p/night. The room was clean, BUT the bed was a small double bed and the most uncomfortable mattress/bed we have every slept on in all our travels and we do travel on a regular basis - the springs are so soft that even being average size people, it collapses under you.

Check in was a problem. No instructions were provided, except for a contact phone number which failed to answer all day. The door bell at the property did not work. We had to wander around to adjacent properties to enquire if they had any information re access. They did not.
