We were in a Queen Suite with 4 queen size beds and 2 full bathrooms. Rooms and bathrooms were beautifully remodeled since our last visit at this resort. Free breakfast provided was excellent with lots of food and drink choices! Property, including the fish pond (fish food provided free at the front desk), was very well maintained and there were numerous games (badminton, pickleball, basketball, kids playground, cornhole, connect four, etc.) for both adults and kids to play. The property is a short drive to several tourist attraction areas in both Lincoln and No. Woodstock including Clark's Bears, Granite State Railway, Hobo Hills mini golf, Alpine Zip Lines, Lost River, etc.

Our sliding glass doors to a small outdoor patio area with a table and chairs was in a corner directly adjacent to the next room and people staying in that room were seated in front of our door smoking which caused us to keep our slider closed and the drapes pulled. To be fair, we did not complain to management prior to making note of it on check-out, but they assured us they would have spoken to the next door guests about their smoking in a non-smoking area.

Great view and location next to a good all u can eat buffa board walk entrance across the street great view room quality was ok but main Reason was for the beach so didnt plan to stay in the hotel all day so was good for what we needed

The curtains were worn and tattered. Visible dust on top of fridge and around the TV and dressers. Staff was ok but could have been friendlier. One of the beds had a stain.

There was ants coming into the room on the last night of my stay and there was sunflower seeds tucked behind the bed I assume cleaning staff didn’t see so they didn’t get cleaned up.
