The house is very convenient for a group of 7 to 8 people. It was pretty clean, good amenities and right on the beach. It is also located next to the hotel who has excellent staff. Location is pretty safe . Eric Hernandez was the manager who helped us in every possible way when power was lost for 2 straight days.
We had privacy and had good amenities with hammocks, lounge chairs.

The fact that you are staying in a national park is amazing.
The fact that you are staying in a national park is amazing. The roads and beaches were clean and pristine. We were shocked at the cost of everything from food to the taxi fares. We went at the end of the tourist season but can't imagine the crowds in high season. We had to pay $40 USD to go 7 kilometers and it took 30 minutes.
We had a memorable dinner at Wild Tulum. Well worth the cost.
The history, ruins, swimming with turtles, and swimming in a cenote made the trip to Tulum worth visiting once for sure!

Tulum is a beautiful place with beautiful people. We spent our entire Saturday arguing with the owner because she couldn’t believe we were suffering from heat exhaustion. She refused to accommodate us and is the rudest person I’ve ever experienced.

Tulum is literally amazing, I would recommend it to everyone. Some of the best places to visit while there : Gran Cenote, Tulum Ruins, Paradise Beach, kan lum lagoon.
If you can go a bit further : Visit Akumal Beach for Turtles, Visit Sian Kaan and also Bacalar ! I would also recommend Chichen Itza and Coba ruins, there are many fantastic Cenotes nearby these two places too.
Make sure to also check : Kaab+lab (brunch)
Bar : Batey Mojito & Guarapo Bar (great Mojitos)

Tulum is a nice place to visit. But very expensive.
Tulum is a nice place to visit. But very expensive. Taxi’s are costly. Food and drinks expensive on beach side but a little cheaper in town. Because it is a jungle there are a lot of mosquitos. Depending on what type of vacation you want Tulum has something for everyone. Just bring lots of money.
LOCATION -- The location is great. Even though we were there at the sargassum/seaweed season (September), the beach was the cleanest that we experienced in that coast. The hotel also cleans the beach from the seaweed and it is one of the cleanest beaches. In addition, the location is just far enough from the craziness of Tulum party scene to give you the peace you need, but also walking distance to those areas and restaurants so you dont need a car while you are there. We did have a car but we did not need it for going for dinner, etc.
I want to start by saying that I love this place. I always like to try new places when I come to Tulum, and I can tell you that you won't be dissapointed with this new hotel. The pool is just huge & beautiful. Nature is part of the essence of it, just what I needed to be able to relax. The location is perfect, downtown is 5 minutes away driving and 15 minutes to the beach hotel zone. I also wanted to thank the staff, they were very polite & professional at all times and very helpful with all my requests.
We were lucky enough to stay in one of the domes, and our stay was wonderful! The room was beautifully decorated, with an amazing copper bath in the room
looking out over the Tulum jungle. The view was perfect - we watched the stars at night through the glass roof and the sun rise in the morning.
The location is great - right in the middle of the hotel zone and near lots of bars, restaurants, cafes and beach clubs.
The food in the rooftop bar was also delicious, especially the ceviche and prawns!
The best place ever at Tulum.
The service is excellent. The staff are very friendly and humble, unlike many other fancy hotels at the hotel zone of Cancun. They always do their best to give you the best experience.
The free breakfast buffet is awesome, too many items. The hot pool is too great.
You will have the whole kitchen in your room too which surprised me most. You have ceramic plates, forks, knifes, spoons, egg beaters, glasses, mugs and so on!
The place offers great value for money compared to other hotels in Tulum Playa. It is relatively quiet (even you may hear the generator of other hotel in the backgroud but it was at low level so not disturbing for us). The breakfast is great and consists primarily of a plate with fresh fruits. The cenote is peaceful and very relaxing after sea beach. You can have a free access to the beach though the Dos Ceibas hotel (~15 min by foot).
Really enjoyed my stay, exactly what I needed after a lot of travel and beach time this place felt a bit like home away from home. Had all the things I needed, possibly the cleanest place I stayed in Mexico and has all the title touches that makes it comfortable as a place. Staff are really lovely and keep you updated on what’s app if you need anything or advice. This place is a hidden gem and great value for money in Tulum.
The hotel is in a quiet area of Tulum, outside of the hustle and bustle of both the downtown area and the beach zone. Inside the walls of the hotel is like a jungle, with foliage everywhere. The rooms were nice and clean, and we really enjoyed having our own private pool. The living and dining area were very spacious and it was nice having the 2.5 baths. There were a lot of staff and they were all very friendly.
I absolutely loved this hotel! the staff are wonderful and so helpful - they will happily book taxis for you to get to the beach/hotel zone. it’s clean and quiet, in a location that’s slightly off the beaten track which I loved! you can still walk or bike (or taxi) to the centre of Tulum or the beach as well though. the pool was quiet and never packed and the rooms were simple but lovely. would highly recommend!
Very nice private beach, and because the hotel is a bit further from the beach clubs and hotel zone in Tulum, it was not affected by the Sargasso that spread on every beach in Tulum’s main touristic area. So that was a nice compensation for the horrible dirt road. The hotel crew is very nice and service in the common area is outstanding. The restaurant is also very pleasant and offers great food and snacks.
The location was great, far away enough from the busier sections of the hotel zone so it felt very peaceful and quiet. The rooms are simple, clean and comfortable. It really did feel like Tulum from several years ago. The beach in front of the property was probably the best part of the whole stretch of beaches, and the staff did a great job keeping the sargassum in check.
Staff is so nice and accommodating. The hotel is by the ocean in a very nice quiet private area of Tulum and 5 minutes walk to Playa Paraíso (Best Tulum Beach) within the National Park - which makes things even more wonderful. The rooms are great, spacious and with very good taste. Staff make you feel at home. I had a great time and would come back again.
Honestly this place was amazing. I didn't stay for long in Tulum but the value of this place was exceptional especially for an expensive place like Tulum.
The design the comfort of the bed everything was really good. I've travelled all over Mexico from Tijuana down here and this was definitely my favourite place.
Just wish I had time to stay longer.
The hotel area within the national park is well maintained, the restaurant offers good quality for an acceptable price (considering the time and effort to drive into Tulum centre where you might find the same quality for half of the price), the beach area is good for relaxing although not for an easy swim - too many rocks.
Condo was lovely , no included breakfast but facilities to make your own and on site cafe and pizza bar for the evening . Only issue was a long unattractive walk to the centre as the hotel is at the very fringe of town - Tulum generally was very expensive and felt a rip off compared to the rest of Mexico
Staff was friendly. Our room was clean. My partner and I took ADO bus from canncun airport to downtown Tulum and walked to this hotel. We rented bikes nearby for the day and went to the ruins. We ate dinner nearby, as this hotel is very close to the main street with lots of restaurants, bars, and shops.
Great staff - very friendly and helpful
Nice oceanfront restaurant - good for lunch or drinks
Very large room with nice Tulum style shower and bathroom
Great balcony with great ocean views - however across a busy highway
Location is a bit far from the main hotel/restaurant zone so taxis cost a lot
Suites tulum is a little gem of a hotel, the rooms are spacious and comfortable. You can’t get a better price than this and the location is fabulous ! Right next to Be tulum and Nomade !
Nicolas our host was so kind professional and helpful;) definitely recommend staying there !
I loved this hotel. Its very quiet here and the beach is beautiful. Its a little away from the tulum city center and the beach clubs but that’s honestly okay because I like being away from the hustle and stuff sometimes to just relax ok the beach.
Lovely boutique hotel.
We had a beautiful room overlooking the sea.
Front of house staff lovely.
Great location, but far from Tulum town. Taxis are expensive (around 500pesos one way)
The location was beautiful! You are right on the white sand beaches, in the heart of Tulum hotel zone. The rooms are beautifully designed and it truly feels like living in paradise.
