The hotel accommodated late check-in after we called the same day. It was very easy and they explained exactly how to get our key to our room after-hours. Staff was very pleasant. Room was clean and met all expectations. Location is close enough to walk to restaurants, coffee shops, and bars.

All the staff were really nice. They offered welcome drink. They reached out ahead of time to ask about special needs. This has never happened for me when not booking direct. The rooftop bar was so much fun. It was an overall amazing time. Just really good vibes!

Location was beautiful. Room was spacious. The fact that you could choose to have a breakfast and got complimentary boat tour tickets included in the very reasonable price was awesome.

Still use keys with room # on it. Not good for security. No irons, just a coffee maker in room with terrible coffee. Not continental breakfast or anything to purchase for breakfast, just a vending machine.

I booked a room at the Winthrop inn and arrived at 930 pm. My receipt (with all my personal information) was taped to the office window. I followed the check in instructions and figured out which door to enter the building (all doors are unsecured and open to the public). I then walked past carts full of trash and cleaning products in the hall, passed through a newly renovated area, and down a poorly lit, dirty hall where there were smoke detectors on the floor. I unlocked my room door and was appalled to see trash on the floor, the beds crumpled and unmade, the fridge wide open, and trash all over the sink. After contacting the after hours number I was given a different room. When I spoke to the office desk contact Kathy the next morning, she was not helpful or apologetic (and when I offered photos said “I don’t need to see it, I believe it”) and said she would need to contact her manager Kelsey and would call us in 30 minutes. 5 hours later we still hadn’t heard back, so on our way home we stopped back in. She said that Kelsey hadn’t contacted her back, but that because we were “upgraded” she wouldn’t refund us but maybe there was a possibility of a discount of around 10%. She stated that they were being generous by not charging us for the upgrade (mind you, the emergency after hours person put us in that room because ours was clearly being used or recently vacated). There is no contact number and Kathy refused to give us a number for anyone to call, so basically we are SOL. The hotel itself smells, the room we stayed in smelled, had water damage, and the floor and sheets were dirty. If it hadn’t been the middle of the night we would’ve left. The customer service is beyond lacking, the empathy is abhorrent. I would not recommend any Frank Hotel and will be certain to spread the word about this poorly managed hotel chain.

The property is beautiful, small and quiet with a pool in the center. The room itself was perfect, smack dab in the middle of summer and they had the room cooled before we arrived. The bed is COMFORTABLE, we realized we need to buy a new mattress after sleeping on that bed for a couple of nights. Absolutely loved our stay, will book here again when we visit PS.
