Great location; we could walk everywhere! Great hidden treasure restaurants nearby. Just remember a few blocks down hill is the tenderloin and you will engage with the homeless. Other than that a very courteous staff in a cute modern hotel with some old school charm.

The bed was very comfortable and the room was clean. The hot water was plentiful and the AC worked well.

The outdoor patio furniture was not clean and neither was the patio, cobwebs and dirt everywhere. The electrical outlets were hit and miss. Sometimes they charged our devices and other times, not. We were under the assumption there would be a continental type breakfast, but that didn't happen. In fact, when we emerged from our room at 8am the following morning, there was remnants of coffee, but none to be had for us and no one about to ask for more. We left for the day to go wine tasting and sight seeing only to return to a locked villa. We were only able to get in because a previous guest had left a back patio door unlocked. When the owner returned, he was shocked the housekeepers had locked everything up. We even had our things still in the room we were occupying. The entire experience was a little creepy when being in the Villa all alone with no lights, AC, or a person to ask. After the evening encounter with the owner, we never saw him again. In fact, I am not even sure he was in the Villa at night, even though the doors were now unlocked. Overall the experience was strange and I would not recommend staying here. We will not be returning.

The place needs an update. The dated carpets have a smell that hits you right from the entry. Some people won't be able to sleep in given the smell. Also, it's overpriced. We found way better accommodations on our itinerary for the same or lower price.
