The house is very convenient for a group of 7 to 8 people. It was pretty clean, good amenities and right on the beach. It is also located next to the hotel who has excellent staff. Location is pretty safe . Eric Hernandez was the manager who helped us in every possible way when power was lost for 2 straight days.
We had privacy and had good amenities with hammocks, lounge chairs.

The fact that you are staying in a national park is amazing.
The fact that you are staying in a national park is amazing. The roads and beaches were clean and pristine. We were shocked at the cost of everything from food to the taxi fares. We went at the end of the tourist season but can't imagine the crowds in high season. We had to pay $40 USD to go 7 kilometers and it took 30 minutes.
We had a memorable dinner at Wild Tulum. Well worth the cost.
The history, ruins, swimming with turtles, and swimming in a cenote made the trip to Tulum worth visiting once for sure!

Tulum is a beautiful place with beautiful people.
Tulum is a beautiful place with beautiful people. We spent our entire Saturday arguing with the owner because she couldn’t believe we were suffering from heat exhaustion. She refused to accommodate us and is the rudest person I’ve ever experienced.

Tulum is literally amazing, I would recommend it to everyone. Some of the best places to visit while there : Gran Cenote, Tulum Ruins, Paradise Beach, kan lum lagoon.
If you can go a bit further : Visit Akumal Beach for Turtles, Visit Sian Kaan and also Bacalar ! I would also recommend Chichen Itza and Coba ruins, there are many fantastic Cenotes nearby these two places too.
Make sure to also check : Kaab+lab (brunch)
Bar : Batey Mojito & Guarapo Bar (great Mojitos)

Tulum is a nice place to visit. But very expensive.
Tulum is a nice place to visit. But very expensive. Taxi’s are costly. Food and drinks expensive on beach side but a little cheaper in town. Because it is a jungle there are a lot of mosquitos. Depending on what type of vacation you want Tulum has something for everyone. Just bring lots of money.
Amazing property! We came at a time when the sargassum on the beach was manageable. The beach was a pleasure to swim at!
I highly recommend you ask for “room one.” That’s the room we got and it was the only one directly on the beach. All the other rooms were behind ours.
Coffee being brought to us at 7:30am was amazing!
I truly believe this is the nicest hotel on the nicest beach in Tulum.
We were a bit put off by some more negative reviews — don’t pay them any attention! We had an absolutely magical stay.
Great location in the middle of the hotel zone In Tulum! There is a lot of great restaurants and clubs nearby!
The hotel is very clean and a super cute boutique. Its on the jungle vs the beach side but you're only across the street from beach access. I honestly preferred that because it dampens the noise so you can sleep better at night! I would definitely stay here again! The staff is also so wonderful and was super helpful with recommendations all through out my stay!
Zenses hotel is a hidden gem in Tulum. The room was very spacious, clean and comfortable. The jungle garden gives a very relaxed and natural vibe. Breakfast was excellent with many vegetarian options available. The staff is very friendly and courteous. They have a shower and bathroom which you can use once you check out in case you need it. The location is good next to the main street in town. The beach is easy to reach if you rent a bike or a scooter.
I absolutely loved this hotel! the staff are wonderful and so helpful - they will happily book taxis for you to get to the beach/hotel zone. it’s clean and quiet, in a location that’s slightly off the beaten track which I loved! you can still walk or bike (or taxi) to the centre of Tulum or the beach as well though. the pool was quiet and never packed and the rooms were simple but lovely. would highly recommend!
Very cute hotel in a great location. The suite looked exactly like in the pictures. Lots of nice details. The style is shabby chice, maybe others mistake that as “not well maintained” as we read in other reviews. But in fact everything was spotless apart from 2 tiny stains on the linen (fair enough though). Overall the best accommodation we’ve had in Mexico with great value for money for central Tulum.
Clean, modern aesthetic and design of the property from inside out. The hotel is beautiful and our
stay was amazing. Truly a wonderful place with even better staff that are accommodating at any need. Can't wait to return to Tulum to stay at Hotel Biwa again!
*Special thanks to Lupita! She is such a sweet person and truly made us feel extra welcomed. Thank you!!
excellent location, great beachfront rooms, great views, great low key restaurant and bar. much quieter than the typical spot along the hotel zone. centrally located with easy access to the city, public beaches/ruins, and the south hotel zone. we rented a bike nearby and used that for our mode of transportation once in tulum!
The hotel is located at the very end of the hotel zone, which gives it some privacy from hundreds of loud bars in Tulum. There is a great Cenote at the hotel that you may soak in on a hot day. The room though has nothing much to offer for a comfortable stay if you are used to climate controlled environments.
We booked a Junior Deluxe room with sea view. We were very happy with the lovely spacious room with a stunning view over the ocean. We were pleased we had a car for ease of getting around. We also explored the other hotels in the hotel zone just outside of Tulum. Recommend visiting the local cenotes.
We had the most amazing stay at La Valise. The hotel was beautiful, everything was so well-organized and peaceful. so far it was the best hotel in Mexico.
Perfect for a honeymoon getaway, lovely beach, amazing and welcoming staff members who helped us at every moment.
Book it and dont think twice!
Suites tulum is a little gem of a hotel, the rooms are spacious and comfortable. You can’t get a better price than this and the location is fabulous ! Right next to Be tulum and Nomade !
Nicolas our host was so kind professional and helpful;) definitely recommend staying there !
Beautiful boutique hotel with a good location, close to restaurants and bars. The hosts were amazing. With the help of Rafael’s fantastic recommendations (restaurants, beaches, activities), our trip to Tulum exceeded expectations. Thanks for everything!
Kin ha tulum was the perfect staying in tulum.
Closer To some places to have a beer, however if you have a car you can Park in the front of the hotel.
Staff was really nice and suggest us more bar cose to the beach! (very nice!)
The hotel rooms were beautifully designed. The staff was friendly. Rooftop restaurant was very good. Location was great for Tulum City, 12 mins drive to the beach. The private courtyard for the room was a great touch as well.
In my previous visits to tulum I stayed at the hotels on the beach . Now I will only stay at the Shibari hotel, perfect location, hidden oasis. Great rooms , amenities and service . I didn’t want to leave :))
The showers were amazing. The location was kind of remote but not far from the beach. Beautiful new hotel, staff was wonderful, pool is wonderful. My stay here was the best part of my time in Tulum honestly.
Lovely accommodations nestled in the heart of Tulum. The hotel manager Angel was very kind and helpful and gave us some great recommendations. Overall, we would definitely stay here again and come back.
Little gem in Tulum - perfect boutique hotel on the beach. Great atmosphere and staff.
Superb breakfast on the beach. Spacious and clean room, great bathroom.
The Hotel is beautiful, located in the aldea Zamá very close to Tulum pueblo and beaches . The staff was very courteous. Also the breakfast was a plus!
